asesore durante todo el proceso y que vele por que su dinero y sus derechos est\u00e9n completamente protegidos. Su abogado puede y debe confirmar la capacidad jur\u00eddica de los vendedores, los promotores y dem\u00e1s intermediarios; redactar o revisar cada documento que se vaya a firmar y que pueda comprometer sus intereses; asegurarse de que todos los requisitos legales se cumplan y verificar que la propiedad carezca de deudas, grav\u00e1menes o cargas. Un abogado local no s\u00f3lo conoce la legislaci\u00f3n aplicable, sino tambi\u00e9n la zona y los posibles problemas o las ventajas de una u otra opci\u00f3n, por lo que sus conocimientos le ser\u00e1n muy \u00fatiles. En Vicente &amp; Otaolaurruchi estaremos encantados, si nos premia con su confianza, de guiarle durante el proceso de compra de su propiedad en Espa\u00f1a.<\/p>\n<p>Nuestro primer consejo es que se ponga en manos de alg\u00fan reputado agente con implantaci\u00f3n en la zona que le ayude a escoger la propiedad perfecta que cumpla con sus expectativas. La intervenci\u00f3n del agente le puede ahorrar tiempo, dinero y sorpresas. Una propiedad no son s\u00f3lo ladrillos; otros aspectos, tales como vecinos, orientaci\u00f3n, proximidad a instalaciones deportivas o centros de salud, seguridad, accesos, etc., son tambi\u00e9n relevantes a la hora de escoger una vivienda.<br \/>\nUna vez elegida la propiedad, conviene abonar un dep\u00f3sito y firmar un documento de reserva. El dep\u00f3sito suele ser una cantidad peque\u00f1a (entre 6.000 y 15.000 euros dependiendo del tipo de vivienda) que queda en poder de la agencia inmobiliaria o del abogado del vendedor y que sirve para asegurar la compra y retirar la propiedad del mercado, as\u00ed como para congelar el precio. Es importante recalcar que, en caso de que el comprador decida no completar la operaci\u00f3n, no podr\u00e1 recuperar el dep\u00f3sito, salvo pacto en contrario como, por ejemplo, que no se consiga la financiaci\u00f3n necesaria o que salgan a la luz problemas de tipo jur\u00eddico o urban\u00edstico que desaconsejen la compra.<\/p>\n<p>En este sentido, recomendamos encarecidamente a nuestros clientes que antes de firmar un documento de reserva con una agencia inmobiliaria o directamente con un particular nos lo hagan llegar para su verificaci\u00f3n y visto bueno. Aunque las condiciones espec\u00edficas del acuerdo se plasmar\u00e1n en el contrato privado de compraventa, algunos aspectos fundamentales ya quedan reflejados en el documento de reserva, como plazos, precio, gastos, etc. y habr\u00e1n de respetarse a posteriori.<br \/>\nEl dep\u00f3sito se abona generalmente mediante tarjeta de cr\u00e9dito o transferencia.
